Sell your property in Lithuania without travelling
You live in the UK, Ireland, Norway, the USA or elsewhere and own – or have inherited – a flat or house in Kaunas or Klaipėda. We buy it directly, with our own funds, from 3 business days. You do not need to fly to Lithuania.
How it works
Address, size, condition, a few photos – via the form below, WhatsApp or e-mail. English, Lithuanian or Russian.
A concrete price based on real transactions in that district. No obligation.
We check the property register, debts and co-owners and guide you through the power of attorney or e-notary.
The deed is signed at a Lithuanian notary – in person by your attorney-in-fact, or remotely via the Lithuanian e-notary (video call). The money is transferred to your account abroad on the same day.
Power of attorney – three ways to sign without flying
| Option | Where | Apostille / translation | Typical time |
|---|---|---|---|
| Lithuanian consulate | London, Dublin, Oslo, Chicago, New York, Los Angeles, Berlin, etc. | not needed | appointment in 1–4 weeks |
| Local notary in your country | any notary public | apostille + certified Lithuanian translation | 1–2 weeks |
| Lithuanian e-notary (video call) | online, from home | not needed; requires a qualified e-signature (e.g. Smart-ID, mobile signature) | a few days |
The attorney-in-fact can be a relative in Lithuania or a person we agree on together. We send you a ready-made power of attorney text covering the sale, the inheritance procedure (if needed) and receiving the money.
Money and taxes
- Payment – SEPA/SWIFT transfer to your bank in the UK, Ireland, Norway, the USA or any other country, in EUR, on the day of the deed.
- Inheritance tax – children, spouses, parents and grandchildren pay none; other heirs pay 5–10 % depending on value.
- Income tax on the sale – 15 % on the profit for non-residents, with exemptions depending on the holding period and residence history. We explain your case before you decide.
- Debts and utilities – any arrears or mortgage are settled from the sale price at the notary, so you receive a clean balance.
What we buy
Why owners abroad choose a direct buyer
Selling through a portal or an agency from abroad means months of viewings you cannot attend, a buyer whose mortgage may fall through, a flat that must be heated, cleaned and insured in the meantime, and relatives who get tired of handing over the keys. A direct purchase gives you one viewing, a fixed price, a fixed date and money in your account – and the whole thing can be arranged over WhatsApp in your time zone.
Send the address and size – you will have a concrete offer within 24 hours, with no obligation.

Frequently asked questions
Can I sell my apartment in Lithuania without travelling there?
Yes. You sign a power of attorney at a Lithuanian consulate, at a local notary (with an apostille and translation) or online via a Lithuanian e-notary with a qualified e-signature. Your attorney-in-fact (a relative or our notary-appointed representative) signs the sale deed in Lithuania.
How do I receive the money?
By SEPA or SWIFT transfer to your bank account in the UK, Ireland, Norway, USA or any other country, in EUR, on the day of the notarial deed. Payment is made through the notary's deposit account or directly, as stated in the contract.
What taxes do non-residents pay when selling property in Lithuania?
Lithuanian personal income tax applies to the profit (sale price minus acquisition cost), with exemptions depending on how long you owned the property. Inherited property from close relatives is exempt from inheritance tax. We explain your specific case before the deal; please consult a tax adviser for your country of residence.
I inherited a flat from my parents but have not completed the inheritance yet. Can you help?
Yes. The inheritance must be accepted within 3 months of the death through a Lithuanian notary; this can also be done by power of attorney. We can give you an offer in advance and complete the purchase once the certificate of inheritance is issued.
How long does it take?
We send an offer within 24 hours. The sale can be completed from 3 business days after acceptance, when the documents are in order, and the full amount is paid on the day of the deal (an advance can be paid within 24 hours of agreeing the price); a few extra weeks if a power of attorney or inheritance documents still need to be prepared.
Do I pay any commission?
No. We are a direct buyer, not an agency. The seller pays no commission or marketing costs. Notary fees are agreed in the contract.
Which cities do you buy in?
Kaunas and Klaipėda and their districts. Other locations in Lithuania are considered individually – just ask.
